Standard home, condo and business property policies exclude flood. Flood coverage is a separate decision, and we present it as its own decision on every account.
What it generally covers
- Damage to the building from flood, up to the policy limit
- Contents, if you choose to insure them
- Coverage written through federal or private flood programs, where available
- Coverage that many lenders require for mortgaged properties in high-risk zones
Where gaps often hide
- Many flood policies have a waiting period before coverage starts
- Flood losses happen outside mapped high-risk zones
- What is covered in basements, enclosures and detached structures varies
- Insurers often limit new coverage when a storm is approaching, so the decision is best made early
Questions worth asking
- Is my flood coverage on the building, the contents or both?
- What is the waiting period?
- What would the premium be compared with a possible loss?
General information only. Actual coverage depends on your policy, and coverage is not in force until confirmed in writing by the agency.
